BOUNDARY SURVEYS

Boundary surveys define the legal limits of a property.  They support construction, land development, real estate transactions, and can help resolve boundary disputes. This includes:

  • Title Surveys, used in typical real estate transactions to confirm boundaries and support title insurance.

  • TSPS Category 1A Surveys, meeting Texas standards for urban and suburban sites.

  • ALTA/NSPS Land Title Surveys, providing standardized detail for commercial transactions and due diligence.

While each type serves a specific need, they all rely on the same precise boundary determination.

TOPOGRAPHIC SURVEYS

Topographic surveys map the elevation, contours, and surface features of a property to support site planning and design. These surveys are commonly used for engineering, drainage analysis, utility planning, and construction layout. By capturing both natural terrain and man-made improvements, a topographic survey provides the foundation for informed decisions in development, permitting, and design.

PLATTING & SUBDIVISION SERVICES

Platting may be required by local jurisdictions to support land subdivision, development, or boundary adjustments. This can include documenting existing lots, creating new lots, or modifying existing parcels to meet development standards. These services ensure compliance with local regulations, facilitate approvals, and protect property interests.

ELEVATION CERTIFICATES

An Elevation Certificate documents a building’s elevation in relation to flood zones. It supports flood insurance, permitting, and flood zone revision requests. Accurate elevation data helps property owners meet regulatory requirements and may even reduce insurance premiums.

TREE SURVEYS

Tree surveys record the location, species, and size of trees on a property. They are often required for site planning, tree preservation, and municipal permitting. By documenting protected or heritage trees, a tree survey helps balance development goals with environmental compliance and sustainability.

AERIAL IMAGING & MAPPING

Also known as UAV or drone mapping, this service uses aerial imaging and photogrammetry to generate accurate, high-resolution maps and 3D models. It supports site design, progress monitoring, volumetric measurement, and visual documentation. Aerial mapping enables efficient data collection over large or difficult terrain, streamlining decision-making in planning and development.
